摘要
目前国内外学术界关于学区房的研究多集中在学校质量对周边住宅价格的影响。本文重点梳理衡量学校质量指标选取、学校样本选取以及剥除邻里效应方法选择。研究表明,国内研究起步较晚,大多数文献研究尚未考虑学区房的空间自相关性;而国外关于学校对周边住宅价值影响的研究起步较早,在研究对象的确定、研究方法的选择以及研究内容等方面相对成熟,国内对学校对周边住宅价值影响的研究需要细化和提高。
The current research on the school district housing problem in academic circles at home and abroad, mostly concentrated in the quality which affecting the school district housing price. This paper summarizes the measurement indexes, the school sample selecting, and the status of theoretical research on eliminating the neighborhood effects. The study found that the domestic research started relatively late and most of the literature on school district housing did not consider it's spatial autocorrelation; and the foreign research started relatively early, especially about the school district housing which affecting the surrounding residential value. Which has a certain reference of related research in China in terms of determining the research object, research methods, and research contents, the domestic research on the school district housing which affecting the surrounding residential value need to refine and improve.
