摘要
竞争的不充分性与垄断势力的存在是房地产市场的重要特征。衡量价格偏离边际成本程度的勒纳指数是测度市场垄断程度的重要指标,文章基于2002~2012年全国面板数据和35个大中城市的截面及时间序列数据,对中国房地产市场垄断程度进行静态、动态和比较分析,研究了房地产市场垄断程度及其变动特征。研究发现:中国房地产市场垄断程度较高,但呈现小幅下降态势;35个大中城市中大部分经济发达城市的垄断程度低于经济欠发达城市,说明前者房地产市场竞争更为充分。
Inadequate competition and monopoly power are the important features of the real estate market. The Lerner index is a key index of measuring the monopoly degree of real estate market. In this paper, the author analyzes the monopoly degree and the changing features of China's real estate market through static, dynamic and comparative analyses based on the panel data in China and the cross section data and time series data in thirty -five large and medium - sized cities from 2002 to 2012. The research findings show that China~ real estate market has high monopoly degree, but has a trend of slight drop, and among of the 35 large and medium - sized cities, the economically developed cities have lower monopoly degree than the less developed cit- ies, so the real estate markets in the economically developed cities have more adequate competition.
