摘要 轨道交通引导城市发展TOD模式对广州中心区具有普适性,但广州市近郊轨道站点周边开发低效、带动范围有限,文章指出需要拓展近郊轨道交通站点周边TOD影响范围研究及内涵。作者分析了新加坡新市镇TOD的经验,提出广州近郊区通过驳接公交拓展轨道站点影响范围形成的E-TOD模式,轨道站点与公共设施整合形成E-TOD功能组团公共中心,确定E-TOD核心区和影响区的开发强度及环境建设标准,建立轨道建设和土地储备、开发机制,为广州近郊新区发展提供借鉴。 Model of the traditional metro TOD(Transit Oriented Development) is widely suitable to the central area in Guangzhou, but there are limitation of influence scope and insufficiencies of development around suburban metro stations. The article points out that it is necessary to extend the scope and contents of TOD in order to provide development guidelines to these areas. By analyzing the experience of metro oriented development of Singapore's new town, the author proposes a new E-TOD cluster model by bus or light rail connecting metro station, this will integrate suburban metro stations with public facilities to form new district centers. The paper also determines the reasonable floor area ratios/densities and the environmental design standards of the E-TOD core area and influence zones, and planning policies regarding development mechanisms, land bank and land use management around metro stations.
