摘要
上海城市更新工作的正式开展标志着规划思维由"增量式"向"存量式"转变,而历史性住宅作为一种特殊的存量空间,必将是城市更新这项"行动"中绕不开的话题。以上海某历史性住宅的更新调查与研究为案例,深入调研其居住状况、自下而上的居住改善行为,并对其居住改善意愿进行了相关性分析,试图从存量更新的视角探索协商渐进式的居住改善方式,以及不断优化的长效更新机制。并围绕存量更新的价值导向、关键点、推进过程和推进时序,提出了上海城市更新工作的一些思考和建议。
The launch of Shanghai's urban renewal action reflects the transformation of urban planning from incremental aimed to existing aimed. Historical housing as a special kind of existing space, will be an indispensable and important topic of the urban renewal action. This paper takes some historical housing in Shanghai as the case, taking a thorough investigation ,and correlation analysis on the living condition, spontaneous reorganization and expansion and trading behavior, and the living condition improvement desire, and tying to explore possible strategies to realize gradually and long-term renewal mechanism by negotiation. At last, surrounding the value orientation, key points, ways and process of urban renewal, it puts forward some suggestion for Shanghai's urban renewal action.
