城市商业饱和度计算方法研究——以锦州市为例 被引量:4

摘要 在城镇化过程,城市商业地产发展呈现出无序化趋势,重要原因之一是商业地产发展尚无科学测算指标.在分析了当前商业饱和度计算方法不足基础之上,提出了综合运用有效购买力法、动态相对指标法和人均商业面积法三种方法计算城市商业饱和度的思路,并以锦州市为例提出了相关建议. China′s commercial real estate seems disordered during the undergoing urbanization.The reason is that there is not accurate index to illustrate the development of commercial real estate .This thesis analyzed the defect of the present calculating method, based on which we proposed to integratedly use three methods to meas-ure the development of the commercial real estate, such as the method of purchasing power, the method of dy-namic relative index and the method of per capita commercial area.Additionally, it also took the Jinzhou city as an example and gave some advice.
