摘要
通过分析市场比较法的含义、适用条件和具体操作步骤,发现市场比较法在土地估价应用中还存在可比实例选取难度较大、准确性差,影响因素修正过于主观,估价结果确定方式不科学等问题。提出建立完善的土地估价可比实例数据库、科学确定影响因素和修正权重以及完善估价结果的确定方法等对策建议。
According to analyze the meanings and applicable conditions and specific operation steps of the market comparison method, we found that there are still many problems about the market comparison method when it was used in land evaluation field. For example, selecting the comparable cases is difficult, veracity is bad, fixing the influence factors is subjective, meth- od of dating the evaluation result is not reliable and so on. The paper proposed some countermeasures, including that we should build a perfect comparable cases database, fix the influence factors and proportion scientifically, perfect the method of dating the evaluation result.
