摘要
公共租赁住房供给是现阶段我国住房保障体系建设的重点,在解决特定群体住房困难的同时,公共租赁住房供给对房地产要素市场也产生作用。从公共租赁住房供给的预期目标出发,分析公共租赁住房供给在不同时期、不同市场条件下对土地市场和商品住房市场供需的作用路径,从而从宏观层面对公共租赁住房供给的市场效应进行评估,纠正公共租赁住房供给的非理性预期,为公共租赁住房供给制度的目标设计提供参考。
The supply of public rental housing is of great importance to the establishment of housing security system in China. The needs of particular group could be solved and the real estate market would be impacted by the supply of public rental housing contemporarily. This paper presents prospects of supplying the public rental housing,and its impact on the supply to the land market and housing market are analyzed considering different periods and different market conditions. The macro effect is evaluated for the supply of public rental housing,which is advantageous to eliminate the irrational prospection. The conclusion is meaningful to the design of the supply system of the public rental housing.
