摘要
在高密度的CBD区楔入地下空间,其建设具有不可逆性,并受到比在新建区域建设地下空间更多的制约,需花费大量的人力和财力,细致的可行性研究十分重要。在厦门两岸金融中心启动区一期地下空间工程项目的可行性研究中,首先论证建设的必要性:通过交通量调查及建模计算分析车行交通的改善;根据地方规范计算静态停车需求;采有TOD理论分析人行交通需求;建设共同管沟以梳理市政管线。其次,从片区内公共用地、开发形态、停车规模、出入口布置及市政管廊布置等方面论证建设的可实施性。最后,对建设过程中可能出现的问题,如开发机制、商业预测、建筑标高衔接、临时交通组织和施工方案等做出预判并提出对策。
Building an underground space in a high-density CBD area proves more difficult than doing a similar construction in a new area.The former faces more constraints,costs more and requires more labor.Therefore,a detailed feasibility study is very important.In the feasibility study for Xiamen Financial Center underground space,we have done the following:1.Analyze the improvement of traffic through survey and modeling;2.Analyze the demand for parking lots in accordance with local regulations;3.Use transit-oriented development planning to calculate the need for pedestrian passing;4.Jointly build utility pipelines with the government.We also research the construction of a public area and its design,the size of the parking zone,the design of the entrance and exist points,and the layout of public facilities.We draft measures to address problems that could arise in the process of development,in areas of development models,business assessment,building elevation convergence,temporary traffic control and construction.
