摘要
基于三阶段DEA模型对我国2013年房地产业效率进行了实证研究。结果表明,我国房地产业技术效率不高的主要原因是规模效率偏低,人均GDP、房地产开发商数量、地区总人口的增加是房地产业效率提升的不利因素,而地区总面积的增加对房地产业效率的提高具有促进作用。基于此,各省市应努力扩大房地产业规模,鼓励房地产商向小城市、小乡镇投资开发,提升规模效率水平,从而促进房地产业平稳健康发展。
Based on three-staged DEA model, this paper makes an empirical research on the efficiency of the real estate industry in 2013. The results demonstrate that the efficiency of China' s real estate industry is not high, which is mainly due to the low scale effi- ciency, and the increases of per capita GDP, the number of real estate developers and regional total population are the unfavorable fac- tors for the real estate industry efficiency, while the increase of regional total area has a positive role in promoting the real estate industry efficiency. Provinces and cities should strive to expand the scale of the real estate industry, encourage the real estate businesses to invest and develop in small cities and towns and enhance the scale efficiency levels, so as to promote the stable and healthy development of real estate industry.
