摘要
电商及网购的蓬勃发展,既促进了我国快递业务的飞速发展,也造成居民社区物业管理的难题。由于我国大中型社区快递数量较多,快递人员频繁进出社区,给社区物业服务企业的门禁管理增加压力;代收快递包裹,直接考验大中型社区物业的服务能力;拒绝代收快递包裹,物业服务企业又面临失去市场的风险。为应对这一困境和难题,社区物业必须加强管理水平与制度建设:可成立快递收寄中心,配备专职管理人员;设置封闭的代收快递储存仓库,并引入智能快递柜;也可合理收取代收费,提高代收快递服务质量,还要创建完备的社区物业服务平台,大力发展智慧物管。
The rapid development of electronic commerce and online shopping promotes the rapid development of express business in China,but also it has caused the problem of residential community property management. Due to the large number express of the large and medium-sized community in China,delivery persons access to the community frequently,it increases the pressure on the access management for the property service enterprise of community; collecting express parcel tests the service ability of large and medium-sized community property directly; if it refuses to collect express parcel,the property services enterprise will face the risk of losing market. In order to deal with the difficulties,the community property must strengthen the management level and the system construction: it can set up express delivery center,equip with full-time management personnel,set up closed warehouse for express delivery,and introduce the smart express cabinet,it can also charge to collect fees reasonably,improve the service quality of express delivery. It need create a comprehensive service platform of community property,and develop the wisdom of property management vigorously.
