摘要
选取全国十五个副省级城市作为样本,针对商业养老地产开发项目目标城市的选取,从养老社会环境、养老经济环境、养老生态环境三个方面建立城市商业养老地产开发适宜性指标,采用AHP层次分析法对指标进行权重打分,运用灰色关联分析,对十五个副省级城市的商业养老地产开发适宜性进行评价,为商业养老地产开发目标城市的选取提供借鉴。评价结果显示,经济发展成就突出,城市整体发展均衡的城市更适宜进行城市商业养老地产开发。
This essay mainly target upon the smart selection of a better city used for the development of commercial old - age real estate pro- jects. In order to provide objective reference to the selection of target city which is prepared for the commercial old - age real estate devel- opment, the research method would include three main parts: firstly, by choosing fifteen sub - provincial cities as experimental samples while an index of urban commercial old - age real estate development suitability being set in three aspects : 1 ) Social environment of the old age. 2) Economic environment of the old age. 3 ) Ecological environment of the old age. Then using the AHP analytic hierarchy process to weight the index and, afterwards, evaluating the suitability of fifteen sub provincial cities of commercial old - age real estate development by using grey correlation analysis. The results shows that the city with outstanding achievements in economic development and overall equi- librium development is more suitable for urban commercial real estate development.
