摘要
通过构建一个包含地位寻求的自住房屋需求两期模型,发现自住房屋需求受预期未来收入分布的影响,该模型为收入差距影响自住房屋需求提供了微观理论依据。利用面板数据工具变量法,估计了预期未来收入差距对自住房屋需求的影响,发现具有正向显著影响,政策含义是降低收入差距有助于缓解居民的购房压力,扩大消费。
Through building a two period owner occupied housing demand model which takes status seeking into account, the paper found that owner occupied housing demand were affected by expected future income distribution. The model provides a microeconomic theory basis for the influence of income distribution to owner occupied housing demand. In the part of empirical study, penal data instrumental variable method were used to estimate owner occu- pied housing demand model, the result indicated that expected future income inequality have a significant positive influence on owner occupied housing demand, which means reducing income gap would held to ease the house pres-sure and increase consumption.
