摘要
基于近期中国房地产市场经济表现异常,众说纷纭,以及增长乏力,本文基于京津冀城市群迅速崛起,应用空间经济理论、空间引力模型、分析了京津冀城市群内轨道交通对于房地产市场的影响,着重对北京、天津两个直辖市轨道交通的建设对河北邻近各城市房地产市场的空间影响效用进行分析。研究结果表明:2008年、2012年,北京、天津对河北省房地产业的影响力均有提高,其中,北京至河北轨道交通整体可达性的改善对河北省房地产业的影响提升幅度较大,天津至河北轨道交通整体可达性改善不明显,对河北房地产业的辐射能力较小。
Based on the real estate market sluggish growth and the rapid rise of Beijing - Tianjin - Hebei agglom- eration, based on the spatial economic theory, spatial gravity model, build the Beijing - Tianjin - Hebei agglom- eration in the influence of rail transit to the real estate market, emphatically analyzed the two core cities of Beijing and Tianjin Hebei each city real estate market. The results showed that in 2008, 2012, Beijing, Tianjin to influ- ence the real estate industry in Hebei province were increased, then, between Beijing to Hebei track traffic overall improved accessibility to large increase of the influence of the real estate industry in Hebei province, Tianjin to Bebei orbit transportation accessibility of overall improvement is not obvious, less radiation ability on the real es- tate industry in Hebei.
