摘要
我国人口老龄化社会提前到来的国情下,拓宽养老思路、发展多元化养老方式是解决养老问题的有效方法,"以房养老"模式就是该思想的具体表现。以房养老产品的定价是否合理,不仅从供给和需求两个层面影响到以房养老产品能否顺利推展,也会影响我国养老保障体系的完善以及经济运行的增长点。对于结合国内外学者的研究以及以房养老运行机制的探讨,重点讨论了以房养老模型的定价机制。在定价机制中,主要针对贷款利率、房产价值以及老年人预期余命做出可行性分析,利用软件分析了主要因素对定价结果的影响程度,并根据定价机制中的影响因素的风险性提出相关建议。
Owing to the early arrival of an aging society, the development of a new diversified pension way has become an effective method, of which housing endowment is an specific solution. Combined the research and discussion of the operating mechanism of housing endowment at home and a- broad, this article discussed with the pricing mechanism of housing endowment, which will have an influence on the development of products on housing endowment from supply to demand, it will also influence the integrity of pension system, and growth of economics. In the pricing mechanism, we made a feasibility analysis of lending rates, real estate value and life expectancy of the aged, and we analyzed the impact of pricing result from these factors, further proposed the housing endowment model with the risk of the elements.
