摘要
农地承包经营权从农户产权角度可分为承包权和经营权,不同的流转方式会产生不同的价值内涵。在此以潍坊市为例,对农地承包经营权转包和转让的流转价格进行了测算。经过估算,以小麦、玉米净收益作为单位面积农地生产纯收益得出的10年期潍坊市农地经营权转包价格为8720.68元/hm^2,与区域实地调研结果基本吻合;30年期农地承包权与经营权转让价格为305342.03元/hm^2,与征地最高补偿价值基本吻合。
Based on the farmers' rights, the contractual right can be divided into the contract and the manage- ment. As we know, different ways of circulation involve different values. This paper estimates the land contracting price and the transfer price in Weifang City. After estimation, the net income of wheat and corn is used as a unit area of agricultural land production. The results show that the ten-year Subcontract is 8720.68 RMB per hectare, which conforms to the survey results; the thirty-year transfer is 305542.05 RMB per hectare, which conforms to the compensation value of land expropriation.
