摘要
城市发展由当初的粗放型逐渐向集约型方向转化,精耕细作的城市营运运作模式已经开始进入部分城市议程,投资者越来越多的在大中城市开发商业综合体以谋取更好的生存。商业地产的激烈竞争决定了房地产企业必须紧跟市场、加强成本管理,以期预留更大的降价空间,而商业地产利益相关涉及多方,其成本管理必须进行过程动态控制。文章旨在对商业地产成本管理的动态控制做出相应讨论,并提出几点建议。
With urban development transforming from the original extensive to intensive course gradually, intensive cultivation of urban operation mode of operation has begun into the agenda of some cities, more and more investors in the large and medium-sized cities begin to develop commercial complex for better survival. The fierce competition in the commercial property determines the real estate enterprises must follow the market, strengthen the cost management, in order to reserve a larger price reduction space, and commercial real estate stakeholders involved in every way, the cost management must be process dynamic control. The purpose of the paper is to make corresponding to the dynamic control in the commercial real estate cost management discussion, and some suggestions are put forward.
