将城市土地利用强度提高,就会增加房地产的活力,这样就会减少基础设施的建设,但是土地的使用强度必须控制在合理的范围之内。随着市场的不断发展,高容积率已经不再是房地产商追求盈利的唯一途径,但是对房产价格存在多大的影响。容积率的规范,对房地产市场发展产生直接的影响,但还需要考虑到不可预知等其它综合性因素。
The real estate industry gains more power with the enhancement of urban land use intensity,which will decrease construction of infrastructure.However,the use intensity of land should be controlled in a reasonable range.With the development of marketing,high plot ratio is no longer the only way for the land agents to pursue profits.The standardization of plot ratio has a direct impact on the development of real estate marketing,whereas other unforeseeable factors should also be considered.
