旧工业区企业主导改造中土地价值提升策略二维度分析——以深圳市为例

Two Dimensional Analysis for the Promotion Strategy of the Land Utilization in the Transformation which is Dominated by the Enterprises in Old Industrial Area: Take Shenzhen for an Example

对于旧工业区改造,深圳普遍采取企业主导、政府引导的更新模式,如何在编制更新单元规划时提升土地利用价值,成为企业面临的首要问题。本文从案例与政策两个维度提出土地价值提升的前导性工作思路。通过分析深圳旧工业区改造成功案例,归纳出四种主要改造类型及其特点和影响因素;通过挖掘深圳土地利用相关政策,提出五条有助降低旧工业区改造成本的土地利用建议。

For the improvement of the old industrial area, Shenzhen generally adopts the update model, which the enterprise leads, the government guides. How to promote the value of land utilization when enterprise authorized strength the update unit planning to be the first question. This article puts forward advanced working train of thought that the promotion of land utilization from case and policy the two dimensions .Through analysis of the case that the successful transformation of Shenzhen old industrial zones, we summarize the four main transformation types and its traits and influential factors. Through mining the policy of land utilization, we put forward five utilization of land that contribute to reduce the cost of old industrial transformation.
