房价和知识移民吸引是两难吗?——基于大中城市面板数据的分位数实证研究 被引量:13

摘要 房价的增长是学术界及业界普遍关注的热点,作为承载其波动和变迁的人口迁移是厘清各种关系的有力切入点。通过分析以学历为表征的高素质移民及其选择倾向,本文对移民、房价和经济增长的相互关系进行实证检验,以期从房价角度为深入探讨移民融入问题作出增量贡献。基于考察2000-2010年房价不间断上涨时期数据,首次在国内讨论移民教育程度和房价之间的关系,引入影响房价的其他控制变量,进行分位数面板分析,结论表明:蓝领或小工商业者而非高学历移民是促进房价上升的主要移民力量。但是房价上涨并没有表现出对于移民特别是大学生的阻碍作用,教育改进和创业努力可能让高学历移民更加适应地方经济的升级变迁,融入远离迁出地的新世界。 Property prices and economic is the focus of attention of the academics and industry.Population migration a good cut in point analyzed the problem as it is highly correlated with them.This paper conducted an empirical analysis on the relation of among migration,property price and economic increase through analysing the preference of immgrants with high education level. Based on the examination a period of uninterrupted increases in home prices from 2000- 2010,this paper discusses the relationship between immigrant education levels and prices using quartile regress with panel method. The result imply that the blue-collar and small business practitioner is the main immigration forces for house prices. Property prices is not obstacle for immigrants,in particular college students. Improvement of education and entrepreneurial incentives can make more highly educated immigrants adapt to the current economic upgrading and integration into immgrant place.
