Analysis of Basic Construction Cost of Potential Safety Hazard Disposal Project for Old Housing

老旧住房安全隐患处置工程需要对结构安全隐患进行加固处理,作为房屋修缮的一个特殊类型,其基本造价的研究在资金测算、资金补贴和费用准备等方面有重要作用。文章通过对搜集到的典型安全隐患处置工程加固费用的分析,并考虑到时处理措施,得到安全隐患处置项目综合单价。然后,根据《上海市三类旧住房综合改造项目技术导则》中的相应技术要求,对老旧住房安全隐患处置工程中一般修缮项目的综合单价进行测算。最后,在汇总分析基础上,考虑二类费用后,获得上海市老旧住房安全隐患处置工程的基本造价,并给出该类项目在预算时的综合单价建议值。

Potential safety hazard disposal project for old housing requires reinforcement to potential structural safety hazards. As a special type of house repairing, study of basic construction cost plays important role in budgeting, fund allowance and fund preparation. By analyzing reintbrcement cost of typical potential safety hazard disposal projects and considering disposal measures, we obtained comprehensive unit price of potential safety hazard disposal project. And then, comprehensive unit price of general repair items in potential safety hazard disposal project for old house is estimated according to technical requirements in Technical Guideline tbr Three Types of Old House Comprehensive Remolding Project of Shanghai. Finally, on the basis of summarizing and analysis and after considering two types of cost, we obtained basic construction cost of potential safety hazard disposal project for old house of Shanghai and gave recommended comprehensive unit price of such type of project at the time budgeting.
