摘要
物业管理作为一种朝阳产业,伴随着市场经济的发展、住房制度改革以及房地产行业近年来的飞速发展正悄然兴起。房地产行业的竞争,也正经历着从产品竞争逐渐演变到服务竞争的过渡,物业管理和服务的作用越来越重要。顺应当前房地产开发物业早期介入的趋势,基于价值链理论,构建"全程物业管理"价值链模型,剖析其价值链增值系统,研究其对项目的物业管理活动乃至整个价值链条上其他活动主体价值增值的贡献,提出优化价值链的对策,对于实现物业管理企业、开发商、物业供应商、业主四方共赢具有积极意义。
As a sunrise industry, property managradually appeared along with the development of market economy, the housing system reform and the rapid development of real estate industry. The competition in real estate industry is now in transition from the product competition stage to the service competition stage and property management and service is playing a more and more important role. This paper, conforming to the trend of early property management intervention, establishes the value chain model of full property management based on value chain theory. It analyzes the value - added system, researches the activities and contributions to property management on the value chain and proposes some countermeasures to optimized the chain. The research has an active meaning for the win - win of property management companies, developers, property suppliers and owners.
