摘要
从供需两方面判断出我国房地产市场投资性过强的基本事实。探析我国房地产市场投资性过强的原因:行业供需缺乏弹性的特点、国民财富的增加、银行信贷过度支持、不合理的土地政策以及参与者的心理因素等。提出抑制房地产投资性过强的相关政策建议,协调整体经济发展,完善住房保障制度、金融体制及税制。
The basic fact that China's real estate has heavy investment characteristic can be determined from two aspects:supply and demand.This article analyzes the causes of the heavy investment characteristic of the real estate market in China:lack of industry supply and demand elasticity,increase of national wealth,excessive support from bank credit,unreasonable land policy as well as participants' psychological factors and so on.Relevant policy suggestions are proposed to restrict over investment on real estate,so as to coordinate the overall economic development,improve housing security system,finance system and tax system.
