摘要
随着我国经济的快速发展与城镇化率的提高,产业结构调整进一步加快,建设用地供需矛盾日益加深,对低效利用的村镇建设用地再开发将成为解决土地资源瓶颈的关键,而对村镇建设用地再开发的供需分析则是重要基础之一.本文首先对再开发供需来源进行分析,然后综合运用土地潜力测算法与灰色预测法,在对再开发市场划分的基础上进行供需量的预测.对张家口市崇礼县驿马图乡的实证分析表明:村镇建设用地再开发需求远大于供给,认为宜结合小城镇建设与建设用地指标远距离输送相结合的方式,优先满足相关产业的需求.
With the development of modern economy and the improvement of the urbanization rate, the upgrading speed of industrial structure and industrial restructuring has been accelerated, which deepened the contradiction of supply and demand. The research on the supply and demand balance the redevelopment of rural construction land is important to solve the bottleneck of land use. Firstly, this paper analyzes the sources of supply and demand. Then this paper carries out a forecast on supply and demand on the basis of market segmentation. The prediction method is a combination of land potential calculation and grey prediction method. Finally, Yimatu village in Chongli county, Zhangjiakou city is chosen as a case study. The example analysis shows that the demand of rural construction redevelopment is far greater than the supply. It is an appropriate method to combine the mode of 'The construction of small towns' and the mode of 'Transport the construction land index over long distance'. It is necessary to give priority to meet the industry development needs.
