摘要
引入住房与交通可支付能力的创新方法,对南京市中心城区的住房与交通综合负担展开研究,将住房类型分为三类,在交通成本的计算过程中纳入广义的时间成本概念,并通过可达性分析和交通调查两种不同方式获取交通成本数据,从排除家庭选择影响和实际家庭选择倾向两个不同方面,对南京市的住房综合负担展开研究。并首次对中美综合负担水平进行了横向比较,发现中美负担能力在"中心—边缘"空间结构中的格局差异。最后根据综合负担研究结果,分别从居民和城市政府的角度提出了相关建议和启示。
The uncoordinated development of housing prices and incomes has brought a growing housing burden, while the separation of workplace and residence and traffic congestion has further increased the transportation burden.Traditional research of housing affordability has not really and accurately reflected the actual affordability of urban residents. As a result, this paper will introduce the housing and transportation affordability index to analyze the housing and transportation burden in the central urban area of Nanjing. This study will divide the housing into 3 types, and introduce time cost into the calculation of transportation cost. The transportation cost will be calculated into 2 different ways: accessibility and household travel survey, and the paper will analyze the comprehensive burden of Nanjing from two aspects: out of family influence and actual family selection tendency. In addition, excluding time cost, the paper also compares the comprehensive burden level between China and the United States at the first time, discovering that the affordability in the "center- edge" space distribution is opposite between the two comparing cities. Finally, the paper puts forward some suggestions and enlightenments respectively from the aspects of residents and the city government.
