摘要
基于成本逼近法在评估土地使用权市场价值估价过程中的分析研究,依据成本逼近法,探讨估价步骤中各参数的取值原理与依据,发现作为联系成本与市场价值纽带的土地增值率的取值存在的一些问题。通过总结、分析运用成本逼近法进行土地评估过程中存在的问题,提出了成本逼近法今后发展方向的相关建议,进而指出分区域建立网格增值率来调整重置成本,减少市场偏差。探讨旨在为目前我国各地进行的土地评估工作提供一种思路。
Based on cost approach in evaluating the land use right market value appraisal in the process of analysis and research, preliminary discussion on the cost approach, clear steps appraisal value of each parameter in the principle and basis, find as a link between cost and market value of land value increment rate of some problems. Summary and analysis by using the cost ap- proach to evaluate land, put forward related Suggestions on the problems existing in the process of development direction of the cost approach in the future, and at the same time points out that establish grid areas to adjust the replacement cost, hence reduce the deviation of the market. Discuss the land evaluation work of our country is aimed at providing a train of thought.
