摘要
在房地产开发过程中,电梯作为房地产公司直接采购的一项重要机电设备,在合同执行过程中存在较多问题,不仅造成甲乙双方或者多方的争议,而且通常结算金额较合同金额超支比例较大,然而其中大部支出是可以通过有效的管理来规避的。简述了房地产公司在项目开发过程中的常规电梯管理流程,对若干实际项目中遇到的问题进行总结和归类,从策划、设计、招标、施工和竣工等5个阶段,分别阐述了电梯管理的措施和建议。结合上海市某住宅项目的电梯安装合同结算数据,直观体现通过有效管理可实现的经济效益。
The elevator is an important mechanical and electrical equipment purchased by Real Estate Company. There are many problems in the implementation of the contract. Kinds of problems happens during the phases of the tendering,contract signing,ordering,scheduling,delivery,installation,and completion. But most of them can be avoided by effective management. Therefore the contract management of elevators becomes a special content. First,the paper outlines the definition of the elevator and conventional management process in the project development processes. And it summarizes some relevant issues,including marketing factors,design factors,contracts factors,on-site management factors. Second,measures and recommendations of elevator management are elaborated from the planning phase,design phase,bidding phase,construction phase, and completion phase to seek cooperation with each partner to achieve win-win in the elevator management through effective management. Finally,combined with the elevator installation contract settlement data of a residential project in Shanghai,it visually reflects how much the economic benefits can be achieved through the effective management.
