摘要 公租房是我国保障性住房的重要组成部分,重庆市作为全国率先发展公租房的城市,提出规划建设4000万平方米公租房的宏伟目标。本文通过租户特征及择居需求、租户公租房硬软件设施满意度、租金接受度及租约期满处置方式等方面分析重庆市公租房社区租户特征和需求。结论是公租房租户结构多元化,配套服务需求差异明显,预期租金增长的接受度不同,住房支付能力具有较大差异,租约期满的处理方式不同,装修质量是影响租户转租为购的重要因素。 Public rental housing is an important part of affordable housing, Chongqing is the leading development city in China to raise a Grand goal of 4000 square meters of new public rental housing. In this paper, through the tenant characteristics and optional residence requirement, tenants' hard and software facilities satisfaction, the rent acceptance and lease expires disposal analyzing characteristics and demand of Chongqing public rental community tenants. The conclusion is that public housing tenant structure is diversified, supporting services needs significant differences, acceptance of the expected rent growth is different, big difference in housing affordability, different approach of lease expired and decoration quality is an important factor influencing the tenants sublet to buy, and make some comments in Chongqing public rental construction.
