基于物元模型的工业园区土地集约利用评价研究 被引量:4

摘要 进行工业园区土地集约利用评价研究,了解土地集约利用水平,分析原因,提出土地集约利用对策建议,对于挖掘工业园区土地集约利用潜力、促进土地资源可持续利用具有重要意义。本文以莱州工业园区为研究区,采用物元模型评价工业园区土地集约利用水平。研究结果表明莱州工业园区的土地开发程度、固定资产投入强度、土地利用监管绩效和土地供应市场化程度集约度高,而用地结构状况集约度一般,土地利用强度和产出强度集约度低。整体来看,莱州工业园区土地利用集约度较高,但其集约水平仍有较大的提升空间。基于评价结果,提出立足企业内部潜力挖掘、提高园区土地利用强度,增大用地投入产出强度、提高用地效益,推进土地管理信息化建设等对策建议。物元分析方法客观地反映了园区土地集约利用水平,可较好地用于工业园区土地集约利用评价研究。 It is important for mining industrial park land intensive use potential and promoting the land resources' sustainable use to conduct an evaluation for a land intensive use in industrial parks, understand the land intensive use level, analyze the reasons and put forward intensive use suggestions. This paper used matter-element analysis method to evaluate for industrial park land intensive use taking Laizhot, industrial park as a case. The results showed that Laizhou industrial parks' land development level, industrial land investment in fixed assets intensity, land use regulation performance and land supply market-oriented were in high intensive degree. [rand strnctural condition was in general level. Land use intensity and industrial land outpnt intensity were in low level. Overall, l,aizhou industrial park land use intensity was high but its level still had a large distance tbr improvement. Based on the findings, the countermeasures and proposals were proposed such as rely on internal potentials and increase park land nse intensity; Increases land input-output intensity and improve land efficiency; Promote land management and intformation technology. Matter-element analysis method objectively reflect the intensive use level and it could be used for industrial park land intensive use evaluation.
