摘要
利率政策调整对房地产市场的需求与供给都会产生影响,这种影响最终会延伸到房地产市场价格。目前我国利率政策调整存在的主要问题是:利率政策滞后性突出、利率监管体系不完善、金融环境稳定性较差、央行利率政策对传导机制不利、金融体系尚不完善等,导致了利率政策调整对房地产市场价格的影响达不到预期效果。应通过扎实推进利率市场化改革、畅通我国房地产市场利率传导途径、完善我国房地产市场运行机制等手段,实现合理调整利率政策、稳定我国房地产市场价格、促进我国房地产市场持续健康发展的目的。
The adjustment of interest rate policy will have both influence on the demand and supply of real estate market, and such influence will finally extend to the real estate market price. At present, the main problem existed in China's interest rate adjustment are the prominent lag of interest rate policy, incomplete supervision system, poor stability of financial environ- ment, impact of central bank interest rate policy on transmission mechanism, imperfect financial system, which led to the failure in predicted effects of interest policy adjustment on real estate market price. We should make steady headway for interest rate marketization reform, smooth the transmission path, improve the operation mechanism, realize the adjustment policy, stabilize the real estate market nrice, and promote the healthy and sustainable development of China's real estate market.
