Spatial distribution of urban land price in Xi'an City based on GIS

摘要 城市地价空间是城市空间结构研究的重要内容之一,对其进行研究有助于了解城市土地供需关系和价格变动趋势。文中以西安市2000年以来960个市场交易案例为样点资料,通过合理的空间插值,分析西安市地价空间格局及地价空间剖面的强度变化。结果显示:西安市城市地价空间具有明显的圈层结构和点轴式分布,点是指相对周围区域地价较高的空间节点,轴按地价高低可分为高地价轴和低地价轴;西安市地价剖面方向性差异显著,西南方向、南-北方向、东南向地价增幅较大,而西北、东-西向、东北向地价增幅较缓慢。 Spatial structure of land price is always one of the important study fields for urban spatial structure,and the research of land price is very useful to understand the relationship between land supply and demand and the trend of land price in city. In this article,based on the land transaction data in Xi'an City from 2000 to 2012,Gis and Geostatistics methods were used to analyze the change of spatial structure and spatial section of land price. Results were shown as follows: the spatial distribution of land price was different in different regions,land price had evident characters of circle distribution and point- axis distribution. The direction difference of land-price section was very evident; the amplitude of land price was stronger at southwest,south- north and southeast than other directions. On the basis of the above analysis,we draw a conclusion that the development area in Xi'an City had great effect on the land price space,which we should pay more attention.
