摘要
公租房定价模式的选择是解决现有空置率过高问题关键所在。在分析和梳理公租房定价影响因素和现行定价模式的基础上,提出基于整体评估的公租房片区租金定价模式,从片区划分方案和片区租金评估流程两方面解析该方法,并以深圳市公租房为实证,验证其科学性。
The selection of the public rental housing pricing model is the key to solve the existing problem of too high vacancy rate. On the basis of analyzing and sorting out the influencing factors of public rental housing pricing and the existing pricing model,the paper puts forward a new model of public rental housing price based on the overall evaluation,analyzes the method from the two aspects of the district division plan and the area rent assessment process. Finally,verify its scientific nature by taking empirical test of Shenzhen public rental housing as an example.
