长沙市地铁2号线对沿线商品住宅价格的影响 被引量:2

摘要 研究长沙市地铁对沿线住宅价格的影响有利于探索此种影响的空间效应,为消费者做出购房选择以及为确定房地产征税税率提供具体依据。首先采用时间可达性相等模型,计算了长沙市地铁2号线各站点的影响范围,在此基础上,采用特征价格模型初步分析了沿线1.5km内住宅的价格变化规律,最后对计算值进行了检验。研究结果表明,地铁站点距离CBD越远,影响半径呈现出递增趋势,最大影响范围达3.39km;同时,长沙市地铁2号线开通后对住宅价格呈现正向影响,住宅每靠近地铁站点1km,住宅单价上升15.1%,影响显著。 Researching the effect of Changsha subway on the price of commercial housing was not only helpful to explore the influence of spatial effect, but also can provide specific evidence for consumers making purchase choices and determining the real estate tax rate. Based on the equal-accessibility theory, this paper calculated impacts rang of stations along to Changsha City Metro Line 2, and then used the Hedonic Price Mode making a primary analysis on price change rule of residence which was along with metro line at ranges of 1.5Km. The studies showed that with the subway station far from CBD, the radius of its effect presented an increased trend, rang from 0.31 Km to 3.39 Km. Besides, the operation of Changsha City Metro Line 2 do has great positive influence on the residential property prices along the route, a reduction unit of distance between the house and the subway station, its price is going on raise by the rate of 15.1%.
