摘要
深化国有企业改革的指导意见提出,新时期国企改革要"以提高国有资本效率、增强国有企业活力为中心"。在《意见》指导下,招商系、中交系等地产国企改革与重组话题再次成为市场关注的焦点。央企或地方国企类房企的改革、并购与重组的浪潮将再次来临。国企改革的方向有两个,一个是资源整合的减法,一个是引入社会资本的加法。目前,招商地产与中海中建正在进行的资源整合,以及绿地集团等上市过程中的多元化混合所有制改革,相当程度反映了房地产国有企业改革的两个方向。毫无疑问,国企地产公司的重组、整合和土地等资产注入正在催生一批巨无霸地产公司,而未来"千亿军团"房企之间的竞争将会更加激烈,必将进一步带动行业内部资源的整合。
