公租房居民退出意愿的影响因素分析——以武汉市为例

An Analysis of Influential Factors of the Tenants' Willingness to Vacate Public Rental Housing——A Case of Wuhan

根据公租房小区样本调查数据,建立有序Probit模型,对影响武汉市公租房居民退出意愿的因素进行分析。研究发现:公租房居民整体上倾向于如果提供优惠条件就愿意退出的选择。潜变量家庭特征、对公租房各方面的满意度和认知程度对公租房退出意愿的影响因素具有显著影响;反映潜变量的可观测变量中,家庭居住面积和公租房整体运行效率的满意度等变量对租户退出意愿的影响效应显著。根据分析结果提出建议,为制定更为合理的公租房退出政策和研究公租房租户的退出行为提供参考。

Using the data collected from three public rental housing communities in Wuhan including the South Lake new city home, Mahu Xincun and Hankou Huimin, ordered Probit model is set up to analyze the influential factors of the tenants＇ willingness to vacate public rental housing. The results revealed that public housing residents tend to vacate if provided preferential conditions. Latent variables like family characteristics, satisfaction and cognition towards public rental housing have significant influences upon vacation; Among the observable variables, the ones that reflect tenants＇ satisfaction towards family living area and the overall efficiency of the public rental housing have significant impact on tenants＇ willingness to vacate. The results of this study will provide references for the formulation of a more reasonable vacation policy and for studies on public rental housing tenants＇ vacating behaviors.
