摘要
根据参筹者对11种房型购买意愿的比例,在进行合理假设的前提下,对众筹筑房项目进行了适当简化。运用线性约束优化、主成分分析等方法建立优化模型,得到了投资回报率在25%以上,满意度在50%以上,容积率小于2.28的设计方案。
Under reasonable assumptions, the present thesis attempts to simplify the erowdfunding houses project properly according to the proportions of the erowdfunders＇ purchasing intentions towards the 11 types of houses. The optimization model is built by linear constrained optimization and main components analysis, through which the designing project＇ s ROI, is over 25%, CSI is over 50% and FAI is below 2.28.
