摘要
近年来,随着中国经济的快速发展以及城市化进程的稳步提高,中国房地产价格在经历大幅上涨的同时,还呈现出明显的区域不平衡及短期大幅波动的现象。本文以昆明市的住宅市场为例,从近五年的商品房市场价格入手,研究影响昆明市房地产住宅市场短期价格的主要因素,以期为区域房地产住宅市场实现稳步发展和政府宏观调控政策的制定,提供理论依据和参考建议。
In recent years, with the rapid development of economy and steady increase of urbanization, China's real estate price has experienced sharp rise, and at the same time, it also presents obvious regional imbalance and short-term fluctuations. Based on Kunming's housing market, this paper researches the main factors affecting the short-period price of real estate housing market in Kunming from the commercial housing market prices of nearly five years, in order to provide theoretical basis and reference for the steady development of regional real estate housing market and the government macroeconomic regulation and control policy.
