考虑节点构造和施工技术的隔震建筑工程造价分析

Cost analysis of isolated building based on joint construction and construction technology

建筑结构应用隔震技术日趋成熟,但隔震建筑主体结构增加了隔震层,工程造价有所增加。与传统抗震建筑相比,隔震建筑施工技术难度提高。采用现行建筑工程定额计算隔震层工程造价不能充分体现上述这些情况,造价偏低,对施工等参建企业的经济效益有所影响。文章介绍了隔震建筑关键工序的施工技术和建筑构造,分析了引起隔震建筑工程造价增加的主要影响因素,并提出费用补偿建议,最后例举工程分析。结果表明,采用费用补偿方法计算的隔震层造价与实际造价偏差小,能够较好地体现隔震工程造价的实际情况,符合现行工程量清单计价规范且具有较好的适用性。

Isolation technology applied on the building structure is becoming increasingly mature,but the project cost increases due to the addition of the isolation layer. Compared with the traditional seismic building,the isolated building construction difficulties increase and the duration of the construction period is prolonged. The isolation layer construction cost calculated by the current construction engineering quota is low which can＇t fully reflect the situation and affect the economic benefits of contractors and other enterprises. Construction technology of the key processes and architectural construction of isolated building are introduced,the main influencing factors which cause the increase of the cost of the isolated building are analyzed,and suggestions of cost compensation are put forward. Furthermore,it is used to analyze the cost of a practical project. The results show the deviation between the project cost calculated by using the compensation method and the actual cost is small. It reflects the actual situation of isolation engineering cost well. It has good applicability and fits the current code of valuation with bill quantity of construction works.
