摘要 为实现地价动态监测成果准确、全面地反映地价水平变化情况的目标,就需要不断对地价评估及动态监测理论方法进行创新,不断发现问题并提出解决问题的对策.石家庄市地价动态监测体系运行多年来已趋于完善,以石家庄市地价监测系统2013年维护更新的研究过程为例,通过运用统一地价增长率和统一地价指数的方法,解决了因连续2次基准地价之间地价差距过大而导致地价监测指标衔接难的问题,并针对监测体系更新相关问题提出相应建议,以期对其他城市的工作提供借鉴. To reflect the change of land price level accurately and comprehensively,the constant land price evaluation and innovation of dynamic monitoring theory methods are necessary.Meanwhile,problems must be found and the countermeasures to solve the problems must be put forward constantly.The monitoring system of Shijiazhuang urban land price has been operated well and tends to be improved over these years.Taking the process of dynamic monitoring system updating of Shijiazhuang urban land price as an example,using the method of unifying land price growth rate and index,the difficulty in linking up of land price monitoring indicators because of the great gap of two continuous benchmark land prices is solved.Finally,suggestions on urban land price monitoring work are put forward to provide the reference for other cities.
