影响居住区地下停车位价格因素研究——以哈尔滨市为例

Research on the Impacting Factors on Parking Spot Price of Underground Zone of Inhabited Area——Taken Harbin as Example

通过借鉴国内外特征价格模型的理论研究和实证研究成果,构建反映居住区地下停车位市场现状的特征价格模型,对2015年哈尔滨市在售的35个居住区项目地下停车位价格进行实证研究,进而分析影响居住区地下停车位价格因素。研究发现10个特征变量对哈尔滨市居住区地下停车位价格影响程度有显著差异,其中住宅价格影响最大。根据特征价格对10个影响居住区地下停车位价格的因素进行了排序,并分为4类。

According to the theoretical study of foreign and domestic characteristic price model and empirical study results, this article establishes the characteristic price model reflecting the status quo of parking spot market in underground zone of inhabited area, takes an empirical study on 35 underground parking spots price in inhabited area in Harbin, analyzes the influnencing factors on the price. The results indicate that 10 characteristic variants have a significant difference on parking spot price of underground zone in inhabited area in Harbin, in which the impact of household price is the largest. The above 10 factors are orderd and classified into four categories according to the characterisitic price.
