基于“三阶段规划评估”的城际轨道站场TOD综合开发规划研究——以广清城际狮岭站为例

Study on TOD Comprehensive Development Planning of Intercity Rail-Station Based on“Three-Phase Plan Assessment”——The Example of Guangzhou–Qingyuan Intercity Rail Shiling Station

随着城际铁路的快速发展,以站场为核心的周边地区成为城际轨道发展走廊上的重要据点和城市向外围发展的重要载体,如何科学编制站场TOD综合开发规划保证规划的合理性和可实施性,是当前急需研究的课题。文章探讨在城际轨道站场TOD综合开发规划中构建"三阶段规划评估"体系,围绕规划方案编制前——编制中——编制后进行全过程、多样化的综合评估,对土地收储、开发强度、交通影响等核心问题进行分析研究,为同类型地区的规划建设提供参考。

With the rapid development of intercity railway, the surrounding areas of rail stations become important strongholds on intercity rail development corridor and important carriers for urban periphery development, how to compile comprehensive development planning for TOD stations scientifically to ensure the rationality and implementation of the plan, is an urgent research. This research discusses constructing ＂three-phase plan assessment＂ system in comprehensive development planning for TOD stations, implementing diversified and integrated assessment for the whole ＂before compilation, during compilation and after compilation＂ process, and analyzing the core issues such as land purchase and storage, development intensity and traffic impact, to provide a reference for planning and construction in the similar areas.
