河南省房地产泡沫程度研究

Study on the Situation of Real Estate Bubble in Henan Province

根据河南省房地产市场的发展状况,选取了7个测度指标,运用主成分分析法对泡沫指标进行降维,确定出河南省的综合泡沫指标函数,最后分析了河南省2007—2014年的房地产市场泡沫程度。研究表明,在2013年之前,河南省房地产市场并未出现泡沫,而从2013年之后才开始出现泡沫,而且泡沫程度较大,泡沫综合指数达到了2.063 4,2014年泡沫程度有所下降,达到了1.749 8。

This paper mainly studies the problems of the real estate bubble in Henan Province,by selecting seven indicators and using principal component analysis to perform dimension-reduction and identify bubble indicator function and bubble degree from 2007 to 2014. Research shows that before 2013 there is no bubble in market and after 2013,the bubble emerged,bubblc coefficient. In 2014,bubble decreased to 1.7498.
