摘要
针对全寿命周期成本(Life Cycle Cost,LCC)理论的优越性和应用障碍,从定性的角度探讨了LCC理论应用于商业地产的可行性,进一步分析了LCC在方案评选中的不足之处,构建了基于全寿命周期成本理论的FSE(模糊综合评判)模型,对满足项目定位和运营模式的策划方案进行比选,为项目的投资决策提供依据。
In the light of the advantages and barriers of application of LCC theory,this essay discusses the feasibility of applying LCC in commercial real estate. Then,it analyses the inadequacies of using LCC in program selection. And finally the author establishes a fuzzy comprehensive evaluation model based on LCC to choose the best scheme of commercial real estate exploitation to supply a valid basis for making investment decision..
