摘要
采用2000-2013年辽宁省房地产市场相关统计数据,应用主成分分析法和谱分析方法,识别辽宁省房地产市场的供给周期和需求周期.同时,结合该省对应时期的调控政策,分析各政策对区域房地产市场周期波动的影响机制.结果表明,房地产市场供给周期为2.7a,而需求周期为2a.供给周期略长于需求周期,市场供需不平衡,市场供给对政策的实现慢于市场需求.
The real estate industry is one of the pillar industries in national economy.Regulation policies affect real estate market cycle fluctuation.It is identified that the supply and demand cycle of the real estate market during 2000-2013 in Liaoning Province using principal component analysis and spectral analysis.Further more,it is analyzed that the impact of policies on regional real estate market cycle fluctuations.The results show that the real estate market supply cycle is 2.7a,while the demand cycle is 2a.The market supply and demand is not balanced and the market supply realization of the policy is slower than the response to the market demand.The conclusions are useful for the development of the regional real estate regulation and control policies.
