保障性住房申购障碍及其对策研究——以重庆市为例

摘要 以重庆市为例,基于居住消费理论,调查分析公租房潜在申请者与已入住者在申请与购买公租房项目中存在的交易障碍因素。结果发现,就业地与居住地的远近、家庭规模与户型大小的匹配、公共配套设施的完善程度以及心理阻力是阻碍申请行为的主要因素;价格与户型面积则会对已入住群体的购买决策产生直接影响。在此基础上,提出破除申购障碍的对策与建议。 Based on residential consumption theory, this paper investigates the trade barriers in the application and purchase of social housing projects of potential and existing tenants in Chongqing. The results indicate that the distance between employment and residence, spatial mismatch of family size and housing type, perfect degree of public facilities and psychological resistance are main barriers factors for the application behavior of potential tenants. In addition, the price, house type and floor area directly influence the purchase decision of existing social housing tenants. Then, puts forward corresponding measures to improve the use efficiency.
