农村土地承包经营权流转价格研究综述

Review on Circulation Price of Contract for the Managerial Right of Rural Land

农村土地承包经营权"三权分离"趋势已基本明晰,基于鼓励、放活经营权的农村土地承包经营权流转规模正在不断扩大,流转价格是新形势下流转市场发育程度和流转体系健全水平的重要衡量标准。利用文献综合法和归纳总结法重点对"三权分离"格局下承包经营权流转价格的权能内涵、研究视角、影响因素、评估方法等研究进行梳理,指出研究中仍存在的欠缺和不足,并提出流转价格的权能结构与价值内涵、构建不同流转方式与用途的价格及影响因素体系、编制具有针对性与操作性的流转价格评估指南等合理建议。

The trend of ＂separation of powers＂ of contract for the managerial right of rural land has been basically clear,the circulation scale of contract for the managerial right of rural land with activated operation right based on the encouragement has been enlarged continuously, the circulation price is the important measure standard for the growing degree of circulation market and improvement level of circulation system in the new situation. By using of the integration method of documentary and summarizing method, this article emphasizes on combing the capability connotation, study perspective, impacting factors, evaluation methods of circulation price of contract for the managerial right under the situation of ＂separation of powers＂, points out the existing defect and shortcoming in the study, puts forward capability structure and value connotation of circulation price, establishes various circulation method and price and its impacting factors system of application, and complies aimed and operational circulation price evaluation guidance and the reasonable suggestions.
