摘要 利用2014~2015年哈尔滨各小区房价的相关数据,基于空间地理加权回归构建哈尔滨商品房房价模型,讨论分析哈尔滨房价空间差异性的影响因素.研究表明:学校、医院和绿化参数变化振幅大,影响量级较高,是影响房价空间差异的主要因素;公园、地铁因素对2014~2015年哈市房价空间差异的影响相对其他因素较小.商业中心、房龄对于房价有着提升作用. In this paper, a model of Harbin commercial housing prices based on spatial geographical weighted regression is given by using Harbin each district housing related data from 2014 to 2015. The influence factors of housing space difference in Harbin are discussed and analyzed. The results shows that schools, hospitals and greening parameters are the main factors which affect the spatial differences of housing prices. And parks, metros have smaller effects on housing prices. Besides, commercial centers and building ages can improve the housing prices.
