基于GIS的全龄化社区选址研究——以福州市中心城区为例

Research on all-age community site selection based on GIS——a case study of Fuzhou downtown zone

借鉴GIS应用在房地产、社区、公共服务设施等区位选择的研究成果,对全龄化社区选址进行深入探讨.选取影响全龄化社区选址的七个因子:医疗水平、老年服务设施水平、地价水平、商业服务水平、交通便捷度、绿地率和公园数量,并通过层次分析法对因子赋予权重,在GIS环境下运用空间分析和加权指数叠加分析得到居住用地在全龄化社区建设中的适宜性评价.结果显示:福州市中心城区内鼓楼区、台江区最适宜建设全龄化社区;仓山区、晋安区部分区域次之;周边县域则最不适宜建设全龄化社区.

This paper refers to application of GIS in the site selection of real estate,community,and public service facilities for in-depth discussion of all-age community location problem,selecting seven criteria for the site selection of all-age community： medical level,supplies level of facilities for aging population,land prices,commercial service level,transportation convenience,ratio of green space and quantity of parks,which are endowed different weight through analytical hierarchical process（ AHP）. This study uses spatial analysis and weighted index overlay analysis under the GIS environment to achieve estimation of residential land suitability in construction of all-age community. The result shows that Gulou district and Taijiang district are the most suitable places for the construction of all-age community,parts of Cangshan district and Jin＇an district are inferior; adjacent counties are the least suitable ones.
