老龄化背景下城市新旧住宅的适老化转型

On the Transition of Old and New Urban Housing against a Background of Population Aging

房地产的"黄金时代"已经过去,中国的住宅建设进入了新的发展阶段,各个相关领域都在积极探索住宅的转型方向。人口老龄化对于中国的社会经济发展具有重要影响,是引发变革与转型的重要原因之一。文章基于这一社会背景,从城市老旧住宅的适老化改造和新建住宅的长生命周期设计两个角度,分析了中国住宅建筑的发展现状和家庭人口的变化特征,并尝试针对其中存在的矛盾和问题,提出一些改进思路和建议,供读者参考。

With the end of the ＂golden age＂ in real estate market,China＇s housing construction has entered a new stage of development.Related fields are actively exploring the direction of the transition of housing development.The aging population has a great impact on the social and economic development of our country,and is one of the most important reasons calling for change and transformation.Based on this social context,from the aspects of old-housing renovation for the old and new-housing design for the long-life cycle,this paper analyzes the changing characteristics of household population and the status quo of residential building development in China,and puts forward some ideas and suggestions for improvement in terms of the current conflicts and problems,for future reference.
