摘要
调查表明西安市公租房入住率存在巨大差异,入住率的差异由租金水平与区位条件不匹配引起。以成本法为基础,通过粗糙集计算区位指标对租金影响的重要度和权重,再线性加权得出调整租金,同时考虑通货膨胀的公租房定价方法。最后对租金定价进行保障性检验,提出定价相关的政策建议。
The investigation shows that the occupancy rate of public rental housing of Xi'an is extremely different, which is aroused by the mismatching between rental level and location condition. This paper based on the cost method, calculates the importance degrees and index weights of location index to rent influence through rough set, gets the adjusted rent by linear weighting, while considering inflation. At last, carries out the security inspection of rental pricing, and puts forward the relevant policy recommendations
