随着社会老龄化的不断加速,"养儿防老"观念的淡化和家庭养老功能的弱化,社会化养老成为趋势。在社会化养老的大环境下,基于以房养老和社区养老,旨在探索出由两者相结合而成的"以房换房"新的养老模式。以房养老对接老人社区养老,用以房养老解决老人的养老资金问题,用老人社区解决老人日常生活照料和心理层面的精神慰藉问题。分析"以房换房"的六种实现路径,选取目前最具市场的"租出租入式"设计"以房换房"模式的具体方案,重点界定各方责任,为更好地解决老人养老问题提供参考。

With the accelerated aging society, the slacking of the belief that sons will support their parents when they are oldand the weakening of family endowment function, social endowment becomes a trend.This paper, under the circumstances of social endowment, aims to explore a new mode of providing for the aged named houses-change program, based on the house-for-pension scheme and the elderly community. Try tosolve the problem of the old man＇s pension funds the house-for-pension scheme and solve the problem of old people the spirit of psychological comfort with the elderly community. This essay elaborates six concrete ways, and chooses the rent-rent type which is the most easily accepted by the old to design a detailed plan, defines the responsibilities,which may provide reference for solving the problem of the elderly.
